Before any design work begins, we assess your site to understand its physical and regulatory constraints. This includes access, available services, site layout, ground conditions (where visible), and general suitability for an on-site home up to 70m².

We provide clear, practical advice on what is achievable for your site, including likely design considerations, risks, and next steps.
This early-stage assessment helps investors and homeowners make informed decisions before committing to design or construction.

Design & fixed quote

Designed to fit your land. Priced to protect your budget.

Based on the site assessment, we prepare a tailored design under 70m² that responds to your land, intended use, and budget. Layouts are optimised for long-term usability, rental appeal, and efficient construction.

We then provide a fixed-price quote that clearly outlines:

  • Build inclusions

  • Site-related allowances

  • Exclusions and assumptions

This approach gives cost certainty while allowing for transparent discussion around site-specific variables. No vague pricing, no hidden surprises — just clarity from the outset.

Documentation & approvals

Handled correctly. Explained clearly.

Our team prepares the required drawings and documentation for your project and confirms the appropriate regulatory pathway based on your site and design.

Some buildings under 70m² may be eligible for a building consent exemption under current regulations; however, eligibility depends on strict criteria and is not automatic. Where applicable, we guide you through the correct process, including council notifications and compliance requirements.

Where a building consent is required, we coordinate the documentation accordingly.

On-site construction

Built on your land — not delivered or dropped in.

Construction is carried out entirely on-site, using standard residential building methods. All work is completed by licensed professionals and trades, following approved documentation and NZ Building Code requirements.

On-site construction allows:

  • Proper foundations suited to the site

  • Better quality control during the build

  • Integration with site services and layout

This results in a permanent, durable home designed for long-term use — not a temporary or transportable structure.

Final checks & handover

Quality checked. Ready to use.

Before completion, we carry out final checks, testing, and finishing works to ensure the home is delivered as specified. Once complete, we walk you through the finished build and provide relevant handover documentation.

This gives investors and homeowners confidence that the home has been built correctly, professionally, and in line with agreed scope.
